ARCHITECTURAL DESIGN SERVICES
SCHEMATIC DESIGN - Conceptual Design and Facility Programming focused on accurately assessing the spacial and functional needs of the client, and creating responses that meet specific goals established in one-on-one planning sessions.
DESIGN DEVELOPMENT - Refinement of the Conceptual Planning efforts into more specific Design Documents, which can also include preliminary design drawings for site/civil design, structural systems, HVAC and mechanical services, electrical concepts, power riser diagrams, etc.
CONSTRUCTION DOCUMENTS - Completion of the design effort, assembled into a set of Construction Plans and Specifications, including all Life Safety requirements and Code-related information, enabling review by Code authorities and approval for a Permit to Construct.
BIDDING & NEGOTIATION - Assisting clients with the Pricing effort, if requested. In the event scope or quality reductions are necessary to meet budgetary requirements, refinement or revision to the completed documents may be warranted.
CONSTRUCTION ADMINISTRATION - Assisting clients during the Construction effort, assuring the intended design is achieved in the completed work in place. Services can also include reviews of construction draws as required by lenders, periodic field inspections for quality assurance, and review of construction submittals prepared by the selected Contractor.
OTHER SERVICES
RENOVATION STUDIES - As-Built facility surveys, Measured drawings, and Building Code analyses which will serve as the basis for exploring possible renovation options for an existing structure, or adpative re-use of a current building into a new occupancy.

SPACE PLANNING - Developing interior layouts to meet specific design criteria for changes to existing uses, new offices, new clinical space, expansions to existing spaces, and related interior planning. Also included would be studies to improve HVAC zoning, power relocations, data/communications, and interior millwork & office systems.
AREA ASSESSMENTS - Using as-built documents, if available, or from scratch, complete an accurate 2-D CAD drawing depicting the current outline of built construction for any building type, with total square footage indicated for floor and roof areas. This can serve as an important benchmark for Facility Managers as well as Realtors who need to know the area of complex buildings. Assessments can be completed for buildings of any number of levels. | RECONSTRUCTION STUDIES - In the event that an existing building suffers damage from an insurable loss, planning can be completed depicting how best to re-construct/replace portions of damaged buildings, as well as strategic new expansions to previously damaged areas. Using CAD technology, studies can depict various levels of information related to the reconstruction effort.
EXTERIOR STUDIES - Developing studies to depict new facades/finishes on an exisitng building, and renderings of what improvements could be achieved to a buildings massing and appearance. CAD-generated 2-D and 3-D color renderings are possible.
